Government uncovers more than two dozen real estate developers illegally selling properties in Tulum

Tulum, Q.R. — The Secretariat of Sustainable Urban Territorial Development (Sedetus) says they have uncovered illegal real estate sales. According to the state agency, more than two dozen companies have been found actively selling Tulum properties without permits.

Sedetus (Secretaría de Desarrollo Territorial Urbano Sustentable) reports a total of 26 companies currently selling properties while in violation of state laws. The list of companies was released in coordination with the Tulum City Council, who have issued a public alert regarding the real estate developments.

The illegal developments include Luna Sanctuary, Santuario Uh May, Uxcan Tulum Bamboo Villas, Haciendas Coba, Viventum, Nova Tulum, Maia Holistic Community, Selvadentro, Akun, Arunte, Emana, Tulum Cenote Gardens, Oken, Ilik Ha, Selvarum, Ulumi, Rosela Tulum, Trebola, Bosque Tulum, Cosmos, Zool, Xeelenja, Nero, Iktan, Cibelia and 528 Tulum.

All 26, they report, lack the state or municipal certificates, permits and / or authorization required by law to sell and develop real estate. For buyers, this means unlikely success at property title transfers as well as the assurance of services such as light, sewer and public roadways for those developments.

Sedetus says the listed real estate projects violate the provisions of the Human Settlements, Territorial Planning and Urban Development Law as well as the Urban Actions Law and the Condominium Property Law, among others.

The agency is urging the public to not purchase, sell, rent or agree to buy or sell these developments, as doing so could lead to urban development crimes while putting personal assets at risk.
