Playa del Carmen, Q.R. — Authorities have again closed a Playa del Carmen real estate project after the company violated the seals. Over the weekend, officials were back at the site in residential Playacar in response to neighborhood video showing continued construction.
Despite being shut down twice, area residents captured video of ongoing work being done inside the closed real estate project. The property was closed last week for ongoing environmental and administrative offenses.
Video began circulating over the weekend of the resumption of construction on the closed site for a second time.
On Sunday, federal authorities, accompanied by the National Guard, secured the Legacy by AWA real estate development in Playacar. Federal authorities became involved after residents reported Saturday that the closure seals placed a day earlier by municipal authorities had been removed.
The case resurfaced after a video was released on September 3 showing construction on the property despite it being under a closed order. The following day, municipal authorities visited the site, conducted an inspection, and placed new closure seals on the entrances.
Early Saturday, neighbors reported that the new seals had also been removed. Hours later, federal authorities and the National Guard arrived and proceeded to secure the 220 unit real estate project that has faced environmental and administrative offenses since August of last year.
In August of 2025, the Secretariat of Ecology and Environment of Quintana Roo definitively revoked the environmental impact authorization for the Legacy real estate development for non-compliance and “irreversible” ecological damage by causing the death of three deer and a fawn.
