Developer applies to build real estate in controversial area of Tulum

Tulum, Q.R. — A developer has submitted an environmental impact statement for the construction of a real estate project in Tulum. The Secretariat of Environment and Natural Resources (Semarnat) says company Promotora de Incentivos Mexico SA de CV made the request February 4.

According to Semarnat (Secretaría de Medio Ambiente y Recursos Naturales), the Manifestación de Impacto Ambiental (MIA) is for the operation of a condominium project called Neró Tulum.

“The project to be evaluated consists of studying the environmental impact generated by the construction and operation of the works and activities for the real estate development “Condominio NERÓ TULUM”, which is currently not yet built and does not yet have employees and is developed on a total area of 1,099.614 square meters, made up of a single property.”

The MIA says the planned real estate project consists of 45 apartments and a commercial premises distributed in a single building. It will also include a lobby/reception, common areas (coworking and lounge), a service area for the machine and meter room, common-use amenities, terrace and pool.

“These projects cover a surface area of 805.67 square meters and a total construction area above the middle level of the sidewalk of 6,171.11 square meters and 123.38 square meters below the sidewalk level, leaving an unbuilt surface of 293.94 square meters that correspond to the green areas and unbuilt surfaces that remain in the polygon to be evaluated,” the document details.

“The presentation of this Environmental Impact Statement, Particular Modality, has the purpose of complying with the preventive principle established in the General Law of the Ecological Balance and Environmental Protection Particular Modality for the Operation of the NERÓ TULUM Condominium,” they reported.

The developer is requesting permission to build in the controversial Bahía Solimán area of Tulum.
