AMPI Bacalar incorporates real estate agents on national level

Bacalar, Q.R. — The Mexican Association of Real Estate Professionals (AMPI) of Bacalar is now nationally incorporated. The AMPI branch in Bacalar says they are working on training real estate professions in their municipality.

AMPI Bacalar President Irvin Osorio Padilla says they are working on the professionalization of the sector and the regulation of real estate advisors in the region.

“We are at an early stage but we are already working on the adhesion and professionalization of real estate advisors. Currently, we have 15 members but we hope to add between 15 and 20 more in the coming months,” he explained.

According to Osorio Padilla, real estate growth in the municipality of Bacalar has been gradual until recently. He says in recent months, they have seen an increase in investment interest from around the country. In particular, investors from Mexico City, Monterrey, Chihuahua and Baja California have been scouting the area.

“Many investors are in the scouting phase, analyzing prices and conditions before making purchases,” he said.

One of the challenges facing the sector is the proliferation of irregular developments. Recently, the Secretariat for Urban and Sustainable Territorial Development (Sedetus) issued an alert regarding seven that lack permits and authorization to sell.

“Sedetus is our regulatory body and we work closely with them to obtain first-hand information and prevent bad practices,” said Osorio Padilla.

Among the irregular developments detected are Villa Ticas, Totonvilla and Villa Sol Naciente. However, the President of AMPI Bacalar indicated that the problem is greater, and that a new list recently published by Sedetus includes at least 10 additional companies, raising the figure nearly 20.

To avoid real estate fraud, he recommended buyers make sure that the advisors they deal with are licensed and part of a recognized association such as AMPI.

“It is important to verify that they have a physical office and the corresponding permits,” he said.

AMPI Bacalar will continue to promote the training and regulation of real estate advisors throughout 2024 and until November 2025, when the change of management will take place.

“We invite all advisors to join our association and participate in the training courses that we will provide throughout the year,” he said.
