Urban Development names fraudulent real estate companies selling land in Bacalar

Bacalar, Q.R. — The government of Quintana Roo has issued an alert for fraudulent land sales in the municipality of Bacalar. On Friday, the Secretariat of Sustainable Urban Territorial Development (Sedetus) issued a warning, naming real estate companies known to be selling land illegally.

The companies are involved in various aspects of real estate development without municipal permits.

According to Secretaría de Desarrollo Territorial Urbano Sustentable, the named companies include DEPI del Caribe, Ariveé Lagoon Bacalar and Zazil Bacalar, Villa Tikal, Sanctum Vila, Viveret Tierra, Viverent – Vive de las Rentas, Imkani Tu Hogar in Bacalar, Villas Turísticas of Bacalar and Villa Sol Naciente.

“The promotion and sale of real estate products without the necessary permits, licenses or authorization for urban development actions may constitute a crime against urban development, violating the right to a property that has security and patrimonial certainty for the benefit of the person who acquires it,” the Secretaría de Desarrollo Territorial Urbano Sustentable explained.

The notice was issued by Sedetus in conjunction with the Bacalar City Council and in coordination with the Citizen Security and Justice Board. The group named the seven known real estate companies selling plots to the public without legal permits.

“Citizens are warned about the lack of permits and authorization in several real estate developments in Bacalar, which operate without complying with current regulations regarding human settlements, territorial planning and urban development,” the government reported.

State officials are urging people to avoid making any purchases with the listed companies. Sale and rental transactions with any of the named developments should also be avoided.

The Secretary of Sustainable Urban Territorial Development José Alberto Alonso Ovando, confirmed that the seven developments named in the municipality of Bacalar present a high risk to buyers since they have been found to have committed at least one act that could be classified under Article 268 of the Penal Code, by advertising the sale of land without the corresponding permits.

The public warning was issued as the state government makes it way through a list of known fraudulent real estate companies. Earlier this week, the city of Cancun shut down a residential real estate development for selling lots illegally.

Police in riot gear evict PDC squatters caught up in illegal sale of land

On Friday, police evicted a group of settlers from a plot of land in Playa del Carmen after they were found squatting. The group reported paying an individual person to own their plot of land. On Friday they learned the land they paid for belongs to the state of Quintana Roo.
