Urban Development confirms no planned building on newly demolished sea facing land

Cozumel, Q.R. — The director of Urban Development says a lookout point could replace an old building being demolished. A sea-facing building that has recently been torn down has sparked a lot of speculation about a possible pier.

Diego Lope Mena, the Cozumel Director of Urban Development, says as far as he knows, the leveled area could be turned into a lookout point, however, there is currently no permit issued to build anything.

An old building was torn down for safety purposes earlier this month off the Cozumel boardwalk February 2026.

“Many people think the tear down has a different purpose, but those involved claim that once the demolition is complete, they intend to build a lookout point so people can enjoy the spectacular sunsets.

“That’s all we know,” he said. Lope Mena admitted to also hearing speculation about the construction of a pier, but said if it is on the owner’s agenda, it is not this year.

“It has been repeatedly mentioned that they intend to do it in the future, but not this year.”

According to Lope Mena, the only permit in effect is to demolish the existing structure without any authorization to build. The land is located in front of Quintana Roo Park along the Cozumel boardwalk.

He said if however in the future the owners decide to create a public space such as a viewpoint, it would be welcomed.

Earlier this month, demolition of an old building was started on the 483-square-meter plot of land. Speculation of the construction of a possible pier began with rumors that the land belongs to the family that owns the Xcaret Xailing.

In late 2025, representatives of the owners requested permission to demolish the old building for safety reasons. The building was abandoned but being used by homeless people.
