Riviera Maya, Q.R. — The state government has opened a hotline for potential real estate purchasers to verify land information before handing over cash. The number offers information about land titles registered in the Public Registry of Property and Commerce.
The lines are manned by personnel from the Strategic Projects Agency of the State of Quintana Roo (Agepro), the agency responsible for registered land titles. The hotline has been set up for anyone in need of advice and information on legal certainty when purchasing land or property in the state.
Agepro (Agencia de Proyectos Estratégicos del Estado de Quintana Roo) says the service is aimed at protecting the rights of Quintana Roo families and avoiding possible fraud during the purchase of real estate.
Agepro General Director José Alberto Alonso Ovando said “it is essential that citizens have access to the necessary information to protect their assets. With this line we seek to strengthen legal security in the purchase of properties and guarantee that each Quintana Roo family has the legal certainty they deserve.
“Our priority is to offer clear and timely advice to prevent fraud and guarantee an orderly and fair urban development.”
The state agency encourages people to verify that the real estate listed for sale has the corresponding municipal and state permits before making a transaction. Purchasing land without the appropriate permits constitutes a crime according to Articles 268 and 269 of the Penal Code of the State of Quintana Roo, and is punishable by sentences of 4 to 12 years in prison.
Citizens are warned about the risk of fraud when purchasing land under the assumption that they have a permit issued by the Secretariat of Agrarian, Territorial and Urban Development (Sedatu).
Alonso Ovando says the only guarantee of legal certainty is provided by a title of ownership duly registered in the Public Registry of Property and Commerce, of which Agepro manages.
