Inspectors halt construction of Puerto Morelos Bella Mare condos for a second time

Puerto Morelos, Q.R. — Municipal authorities in Puerto Morelos have put a stop to construction of a central Old Town real estate project. The company that owns project Bella Mare is in the process of building a condominium complex that will also house a plaza.

On Tuesday, the Secretariat of Urban Development and Territorial Planning of Puerto Morelos reported on the January 23 inspection and subsequent closure of the building which is currently pre-selling commercial space.

Municipal authorities have closed the construction of the Bella Mare condo project January 23, 2026.

According to the inspection, the current building, which is being constructed seaside in the Old Town of Puerto Morelos, is not within the same parameters as the original project.

Inspectors found that what is currently built compared to what was originally presented for authorization are not the same. Urban Development said Bella Mare “does not comply with the parameters of the project originally presented to the municipal authorities.”

Municipal officials said “once the indicated procedure has begun, they will continue in accordance with the regulations with the intervention of experts and specialized technicians.”

This is the second time the Bella Mare real estate development was closed by inspectors for violations.

Bella Mare, third from the top left, was also closed in 2025 for violations.

Prior to the January 23, 2026 administrative suspension procedure by Urban Development and Territorial Planning, the same project was closed in 2025 by the Ministry of Environment due to non-compliance with environmental regulations.

The January 2026 inspection is part of the administrative procedures that the City Council has been implementing since June of last year when several other building projects were also shut down.

Bella Mare is currently pre-selling its commercial space January 23, 2026.

The Puerto Morelos City Council said they are working in permanent coordination with the Ministry of Environment and Natural Resources of the federal government as well as with the Ministry of Ecology and Environment of the State and the Environmental Protection Agency, in strict compliance with the law.
