Riviera Maya, Q.R. — Regulations accompanying the new state laws for vacation rental properties are underway. The new laws were published approximately two months ago and will be accompanied by regulations in the next four months.
Manuel Lozano Álvarez, President of the Association of Vacation Rental Professionals and Administrators (APAR) says now, they are waiting on the regulations which will direct how the new laws apply.
“The law came out a month and a half or two months ago, so really right now we are in a process of registering those properties. From the moment the law is published there are approximately 180 days to create the regulations,” he explained.
Lozano Álvarez says the vacation rental property regulations in Quintana Roo are essential to consolidate an industry that continues to grow. He says the laws created dictate what will happen while the regulations dictate how.
“On the one hand, the law tells us what is going to happen and the regulations are the how of it. Right now we are working on this how,” said the President of Asociación de Profesionales y Administradores de Renta Vacacional (APAR).
The regulations will include a mandatory property registration with the state Returq (Registro Estatal de Turismo de Quintana Roo) for every tourist-related business. He says it is likely that some vacation property owners will choose to pull their property from the vacation rental market due to the mandatory registration.
The reality, he says, is that the registrations will serve as a filter for some people to decide not to continue with the rental leases. And although the regulations are still not entirely clear, they hope to be included in the tourism promotion process.
Lozano Álvarez also pointed out that the regulations are important because Quintana Roo is a state that lives on tourism and real estate.
