Cancun, Q.R. — A massive real estate development in Cancun has been closed down for illegal land sales. The closure of the residential real estate project Cataluña was made public Tuesday by Cancun Mayor Ana Paty Peralta.

According to Mayor Peralta, the developer was selling residential lots illegally without any permits, licenses or authorization. She said that the project itself does not guarantee basic services such as water/sewer or power, nor does it guarantee legal ownership title.
The megaproject, located west of the city along the federal highway to Merida, was closed down by city Urban Development personnel as well as state and federal officials.
“We have closed the irregular development Cataluña. We are working in a coordinated manner for orderly and responsible growth in Cancun. This subdivision was closed for not having the necessary permits or authorization for its sale and promotion.

With these closure operations against irregular urban developments, we guarantee the well-being of Cancun residents and protect their assets. The closure was made in coordination with municipal, state and federal government agencies who imposed corresponding seals on the residential development for promoting the sale of residential lots without the necessary permits, licenses and authorization for Urban Development, she explained.

The Mayor commented that the lack of compliance puts land buyers at risk as they are not guaranteed regularization of the site or the availability of basic services. Therefore, she recommended that citizens check with the responsible agencies before investing in a property to ensure it has all the necessary permits.
“Thanks to the citizen complaint we are closing down yet another irregular development because we will not allow them to harm the assets of Cancun families,” said Mayor Peralta regarding the closure.

The large residential real estate project Cataluña was being promoted on social media. Several real estate agents had promoted the sale of the lots as recent as one week ago. The project itself does not have an official website.
