Isla Mujeres, Q.R. — Isla Mujeres Urban Development has shut down the illegal sale of land of four properties. All four were located on the first day of inspector visits on the municipality’s mainland.

According to City Hall, the four properties closed down were Xibalbá, Kukulkán, Isla Continental and Rancho El Ramal. Inspectors said that all four properties exhibited irregularities related to the sale of lots without the proper authorization.
“As part of efforts to ensure orderly urban growth and prevent fraud against citizens, the Isla Mujeres City Council, in coordination with the Government of the State of Quintana Roo through the Quintana Roo Secretariat of Sustainable Urban Territorial Development (SEDETUS), launched an inspection and closure operation targeting illegal developments located in the Continental Zone,” City Hall said.
“The Isla Mujeres City Council, through its Urban Development Department, confirmed that during the first day of this inspection, four properties were closed.
“They include Xibalbá, Kukulkán, Isla Continental and Rancho El Ramal. These properties exhibited irregularities related to the sale of lots without the proper authorization,” Ayuntamiento de Isla Mujeres said.
It was reported that this program will continue permanently with the objective of preventing the illegal sale of land, protecting citizens from potential fraud and regulating urban growth in the Continental Zone.
“We are working in close coordination with the State Government to stop these illegal settlements and protect the assets of families,” emphasized Marcos Alfonso Velázquez Cabrera, Director of Urban Development for the municipality.
The state government is reinforcing efforts that illegal settlements not be permitted in any of the municipalities of Quintana Roo, especially in high growth areas such as Isla Mujeres, where urban growth is exponential.
Velázquez Cabrera said “many of these developments lack permits, licenses and urban planning approval, and therefore people should not be deceived by supposed land offers.”

He said “all purchases can only be made in duly authorized areas and with the corresponding legal documentation that guarantees the legal security of the buyers.”
