Puerto Morelos, Q.R. — Puerto Morelos has become one of the Riviera Maya’s most watched addresses — close enough to Cancun to be convenient, unhurried enough to feel like somewhere else entirely.
Gran Vía del Mar, the municipality’s first master-planned community, is the latest reflection of that interest. Construction on the Bahía Petempich development began in March and is progressing on schedule.
After strong sales in its first two residential phases, a third phase launched in August 2025. The initial commercial lot release sold out within months, prompting a new mixed-use lot release this April.

“Puerto Morelos deserves a development that respects its character, and that’s what we’ve set out to build,” said Rodrigo Torre, Co-founder of Everland Real Estate Development. “The sales momentum we’re seeing tells us buyers share that vision.”
Everland is not new to Puerto Morelos or the Yucatán Peninsula. The developer currently has ten active projects across the region.

A Community Built for Puerto Morelos
Gran Vía del Mar is located within one of Puerto Morelos’ most carefully protected urban zones. Local zoning limits surrounding development to three floors and preserves nearby green areas, ensuring the area retains its open, low-rise character, so the setting buyers purchase into today is the one they can expect in the years to come.
What the Development Offers
Gran Vía del Mar spans 190 acres of the 370 acres Everland plans to develop at Bahía Petempich. A tree-lined main avenue of shops and restaurants runs through the heart of the community, alongside dedicated walking and cycling paths and more than 20 acres of green space.
Each gated community includes amenities such as pools, gyms, coworking spaces, sports courts, and family-friendly outdoor areas. The third community adds a golf range, event and business spaces, and an urban garden. A fourth residential community and Iniesta Soccer Academy, by soccer legend Andrés Iniesta, are also planned, both designed by Morph, a reputable architecture firm based in Madrid, Spain.
An Accessible Entry Point
Lots start at 960,000 Mexican pesos (approximately $54,000 USD at the time of publication), with interest-free financing for up to 48 months. Delivery is scheduled in phases between 2027 and 2029.
The development is attracting buyers from the U.S., Canada, and Riviera Maya: retirees, homebuilders, and investors drawn to Puerto Morelos’ small-town character and standing as one of the region’s most promising markets.
