Developer resubmits permit request for Playa Paraiso tourist complex

Playa del Carmen, Q.R. — Permits to construct a 44 unit condo building in Playa Paraiso have been resubmitted. The documents were submitted to the Secretariat of Environment and Natural Resources (Secretaría de Medio Ambiente y Recursos Naturales) or Semarnat on December 12, 2024.

Developing company Naj Desarrollos SA de CV resubmitted their request for a change of land use after being denied earlier this year. The company intends to build real estate project Paradise Residence on a 1.2 hectare property in Playa Paraíso. Residents have objected to the project saying it in near a sea turtle sanctuary.

Samantha Álvarez, the Secretary of Environment for Solidaridad, says the project is unlikely to be approved since it does not comply with environmental requirements.

According to the Secretaría de Medio Ambiente y Recursos Naturales, elements that make up the project: request for authorization for change of land use on forest lands, with a surface area of 15,563.00 M2, within a total surface area of 44,670.65 M2.

Corresponding to sub-evergreen medium jungle vegetation for the subsequent construction and operation of a tourist residential complex, as well as amenities, commercial areas, its common areas and services.

Located in the Rancho el Gallero Veracruz, Paseo Tulum and Xamanha Streets, Block 19, Lot 3, Town of Playa del Carmen, Municipality of Solidaridad, State of Quintana Roo.

In May, the Federal Attorney for Environmental Protection (Profepa) closed the real estate project because it bordered a sea turtle camp.

This latest request by the company remains open or unresolved by the Secretariat of Environment and Natural Resources. The real estate project is located 17 kilometers north of Playa del Carmen.
