Cancun, Q.R. — City Hall has their eye on at least five real estate developments they say will be shut down in coming months. Cancun officials say the developments are without permits and that the first one on their list will be closed in coming weeks.

Nahielli Orozco Lozano, the municipal Secretary of Ecology and Urban Development, said the first closure is expected to take place in February. She says the government of Cancun intends to close five or six of these types of developments they have already found without the corresponding permits for their construction or sale.
“It is an action that we will carry out throughout the administration. We, as Urban Development, are taking action by closing down developments that do not have any regulation regarding procedures before our agencies,” she said.
She said last year, her department of Ecología y Desarrollo Urbano closed several real estate developments, three of which ended up in the State Prosecutor’s office for illegal sales.

One of those developments was found selling lots with falsified documents and shut down in June of 2024. She said this year, they have already identified several properties being marketed without the permits to sell.
“It is a constant throughout the year,” she said. “We have all seen the posters of land for sale for a thousand pesos for the down payment. We are not only cleaning up the urban image, but also contacting all these developments that are selling,” Orozco Lozano said.
According to Orozco Lozano, a majority of the illegal properties are located near the airport and along Huayacán, in known growing areas.
“We ask citizens to come to us first before buying to ask questions and verify where the lots are located and that there is some activity, because there are no services, sometimes not even access,” she said.
The secretary said that they are waiting for an administrative process to begin the first closure.
