Puerto Aventuras, Q.R. — The Ministry of Environment and Natural Resources (Semarnat) has authorized the construction of the Caleta Maya real estate project. The three-tower condo project will be built within the tourist complex of Puerto Aventuras, south of Playa del Carmen.
The 42-million-peso complex, being promoted by Ricardo Federico Santibañez Cepeda, is backed by a trust from Banco Santander. The new real estate development, which was given the green light August 30, will consist of 10 apartments distributed between three four-story buildings.
The Caleta Maya real estate project will offer common areas including a rooftop solarium, swimming pool, parking and garden areas, which will occupy 40 percent of the land, while 55 percent will be used as conservation areas. An additional 5 percent of the land will be used as modified green areas which will involve the removal of local vegetation.
“The project will be built on a total area of 1,604.01 m2, representing 40% of the property, and an area of 2,205.51 m2, that is, 55.00% of the property, will be maintained as conservation, and an area equivalent to 5% of the property (200.50 m2) will be designated as modified green area, where herbaceous vegetation and coastal scrub will be removed,” the statement reads.
It is the second time the developer has requested building permission from the Secretaría de Medio Ambiente y Recursos Naturales (Semarnat). Their first attempt was rejected due to issues with the submitted Manifestación de Impacto Ambiental (MIA).
After a recent reevaluation with a newly submitted MIA, Semarnat approved the project. According to their publication in the federal Ecological Gazette (Gaceta Ecológica de la Semarnat) September 6, the company will have five years to build. Once constructed, they have been granted a 100-year operational lease.
