Group arrested for fake Cancun real estate management sales

Cancun, Q.R. — Five people involved in fake Cancun real estate property management sales have been detained. According to authorities, all five were arrested for fraud and threats.

The State Attorney General (FGE) said Paulo “N” was arrested for offering to manage the purchase of real estate through payments. The other four, Dalia “N”, Yasuri Esmeralda “N”, Marlene Isabel “N” and Sandra del Rocío “N”, are alleged accomplices of Paulo “N”.

All five remain in custody “for their alleged involvement in acts possibly constituting the crimes of fraud and threats against victims.” The FGE said Paulo “N,” lead an “association” dedicated to fraudulent management for the sale of properties and apartments in Cancun. The four women collaborated with him.

“The detained women are Dalia “N”, Yasuri Esmeralda “N”, Marlene Isabel “N” and Sandra del Rocío “N”, whose task was to help Paulo “N” fill out the application forms, which so far, total more than 1,500,” they reported.

“According to initial investigations by the Investigative Police, the now-detained man’s modus operandi was to lure victims with the promise of selling land. During the first visit, he requested certain documents and charged 100 pesos as a “voluntary recovery fee” to complete paperwork with the Secretariat of Agrarian, Territorial and Urban Development (Sedatu).

“Paulo “N” told the victims that he also had contact with someone from the Vivienda Digna program, and offered to make arrangements for them to obtain an apartment as well as to secure lots near the Cielo Nuevo subdivision,” the FGE said in a statement.

So far, there have been eight complaints from affected individuals, five of which also involve threats. They handed Paulo “N” 10,000 pesos in cash. When they realized it was a fraud, the suspect threatened them via audio recordings.

“The victims who paid the 10,000 pesos were promised an apartment worth 148,000 pesos, but the actual cost was more than 500,000 pesos. Those who paid 5,000 pesos were offered an apartment for 90,000 pesos.”

The FGE said that the buyers were required to attend a meeting every Saturday where they were told about the alleged apartments and encouraged to invite more people to “benefit”. All five are facing charges of real estate fraud.
