City Council puts a stop to real estate over densification in Playa del Carmen

Playa del Carmen, Q.R. — Mayor Estefanía Mercado says she is putting a stop to the over densification of real estate developments in Playa del Carmen. She says the government of Solidaridad will no longer allow the over-densification of housing to continue.

She says a new municipal law will see only 75 houses built per hectare over the 120 that have been permitted in the past. She says her government intends to put a stop to it, using Villas del Sol as an example.

“Only 75 houses per hectare may be built and not the 120 that were allowed to avoid repeating the history of Villas del Sol,” she said. The decrease to 75 units per hectare will be permitted to to carry out territorial planning in accordance with what the city deserves, she said.

Councilors unanimously approved the change of land use during a city council meeting Tuesday. She reiterated that “the construction of 120 houses per hectare will no longer be allowed as happened in Villas del Sol. Let all developers who want to invest in Solidaridad know only 75 houses per hectare will be allowed,” she stressed.

Mercado said her administration is banking on vertical housing construction “because horizontal construction is naturally not sustainable in the long term, neither for the environment nor for the urban image of Playa del Carmen.

“For us it is very important to encourage investment, welcome investment in Solidaridad, but welcome sustainable investment that is in line with our environment and the urban image that we want to show to those who live here and those who visit us,” she commented.

Villas del Sol was approved to build 120 houses per hectare.

Likewise, the Municipal President spoke about the project to have a Housing Institute in Solidaridad, pointing out that it is a project that has existed in her campaign ear. “We are going step by step. Right now we are resolving all the main issues, but next year, this municipality will have its own Housing Institute.”
