Cancun, Q.R. — The real estate development company interested in building on the Hotel Zone’s Pok Ta Pok has resubmitted their paperwork. Last week, Hazama Corporation Desarrollo de Turismo SA de CV resubmitted their Environmental Impact Statement (MIA) to authorities for construction approval.
According to the August 22 description published in the Ecological Gazette, the Ministry of Environment and Natural Resources (Semarnat) described the potential real estate project as a mixed development.
The company is again requesting permission to build a hotel with a residential and commercial area on the land that was once the Pok Ta Pok golf club. The company resubmitted the Manifestación de Impacto Ambiental (MIA) after stating they have master plan authorization from the General Director of Cancun Urban Development (Dgira).
If approved, the real estate project will consist of eight areas divided into 28 lots built over around 25 of the 57 hectares of golf course land. On the land would be towers of between three to 15 floors high. A total of 1,370 homes are expected to be built along with a 290-room hotel with 145 parking spaces and a 14-floor condo hotel with 520 rooms and 260 parking spaces.
Three free-standing commercial areas would also be built. According to the publication by Secretaría del Medio Ambiente y Recursos Naturales (Semarnat), the company obtained its master plan authorization from the Dirección General de Impacto y Riego Ambiental (Dgira) in September of 2022 and has resubmitted its MIA for construction approval.

(THE DEVELOPER STATES THAT IT HAS THE AUTHORIZATION OF THE MASTER PLAN, ISSUED BY THE GENERAL DIRECTORATE OF URBAN DEVELOPMENT OF THE MUNICIPALITY OF BENITO JUÁREZ, THROUGH THE OFFICE WITHOUT NUMBER, FILE NUMBER NEW, WITH CLASSIFICATION DATE SEPTEMBER 20, 2022).
THE SURFACE OF THE PROJECT PROPERTY IS MADE UP OF 8 POLYGONS, WHICH TOGETHER HAVE A TOTAL SURFACE OF 57.25 HA, OF WHICH, IT IS INTENDED TO HAVE A USE AREA OF 24.91 HA (43.50%) AND A SURFACE OF GREEN AREAS OF 32.35 HA (56.50%).
IN ADDITION TO THE ABOVE, THE PROJECT WILL BE DIVIDED INTO 28 LOTS, WHERE THE CONSTRUCTION OF TOWERS OF BETWEEN 3 TO 15 LEVELS OF VARIOUS TYPES OF BUILDINGS IS INTENDED, ACCORDING TO WHETHER THEY ARE SINGLE-FAMILY OR CONDOMINAL LOTS, WHERE 1,370 HOMES WILL BE BUILT.
IN ADDITION, A HOTEL WILL BE BUILT WITH BEACH CLUB THAT WILL HAVE 2 TO 4 LEVELS, WITH 290 HOTEL ROOMS AND 145 PARKING SPACES AND A CONDO HOTEL THAT WILL HAVE 14 LEVELS, WITH 520 HOTEL ROOMS AND 260 PARKING SPACES, THREE COMMERCIAL AREAS, FREE STANDING, AS WELL AS ROADS, SERVICES AND GREEN AREAS.”
In May of this year, the project developer withdrew their request for the government to review their environmental impact statement (MIA). The withdraw happened after months of local protests against the development of the real estate project in the Cancun Hotel Zone.
