MIA submitted for construction of Puerto Morelos condo

Puerto Morelos, Q.R. — An environmental impact statement (MIA) for a new 44 unit condominium has been submitted for construction in Puerto Morelos. The project, Alux 33, is set for construction on Calle Cozumel in Superblock 01 by Estratemex SA de CV.

According to the published Manifestación de Impacto Ambiental (MIA), the company intends to build studio apartments meant for temporary and / or second homes that have been classified as a residential-tourist real estate project for Puerto Morelos.

The single building of 44 units will be built on a plot of land of 3,265 m2 in the urban area of Puerto Morelos, approximately 50 meters from a wetland-mangrove area.

The published MIA specifies that “the Alux 33 project belongs to the real estate sector, and aims to build a building with 44 minimalist apartments (studio type) with high-quality finishes that adapt to the demand for minimalist homes with one to two bedrooms.

“Being located in a tourist town, it is projected that the apartments will function as second homes, or temporary residences, which is why it is classified as a residential-tourist project.

“A minimalist apartment refers to a one-bedroom apartment with a full bathroom, where the bed and a small kitchenette are located in the bedroom, which is why they are designed for one inhabitant.”

The company’s MIA specifies that 17 percent of the usable surface area will be used as a parking lot and access to the property of permeable materials such as paving stones and permeable concrete, while 13 percent will be reserved for green areas (planters) with ornamental shrub vegetation located around the building.

The project has been sanctioned by the Federal Attorney for Environmental Protection Profepa (Procuraduria Federal de Proteccion al Ambiente) in the past for irregularities. This MIA was submitted in September, which grants the company the requested 30 months for construction.
