Inspectors shut down Isla Mujeres developments caught selling land without permits

Isla Mujeres, Q.R. — The government of Isla Mujeres says nine developments have been closed for selling land without permits. The announcement was made yesterday after state officials completed inspections.

“As a result of these actions, nine developments in the Continental Zone have been shut down. This is part of an effort to halt the irregular sale of land and prevent further families from being harmed by real estate transactions that fail to meet legal requirements,” Isla Mujeres City Hall reported Thursday.

The inspections resulted in nine developments being shut down. November 5, 2026.

The shut down developments include Jardines de Pandora, Gran Isla Continental, Isla Continental II, Fraccionamiento Yahwe, Valles del Ramal, Costa Continental, La Esperanza and Bahía Continental.

“With the goal of curbing the irregular sale of land, protecting family assets, and ensuring orderly urban growth, the government of Isla Mujeres is strengthening its coordination with state authorities.

“It is also promoting the involvement of all three levels of government, federal, state, and municipal, in monitoring and enforcing land-use regulations within the municipality’s Continental Zone,” City Hall said in a statement.

The inspections were done through the General Directorate of Urban Development, Public Works, and Planning, and in coordination with the State Government’s Secretariat for Sustainable Territorial and Urban Development (SEDETUS).

The government said the inspections and subsequent closures were carried out at developments that are being promoted and sold without the required documentation and authorizations.

Municipal authorities noted that these interventions were prompted by the identification of developments lacking the necessary permits, official assessments, certificates, and authorizations that must be issued by the relevant federal, state, or municipal bodies.

The government of Isla Mujeres emphasized that coordination among all levels of government is essential for combating the irregular sale of land, as land-use planning requires the involvement of various authorities to verify compliance with legal, environmental, and urban development regulations.

Furthermore, it was underscored that these actions prioritize the protection of families who, through hard work and sacrifice, seek to acquire property, ensuring they are not misled by offers for land that lacks the legal standing required for its sale and development.
