Agepro identifies five Quintana Roo towns with most recorded real estate fraud

Riviera Maya, Q.R. — The Quintana Roo Strategic Projects Agency (Aegpro) says public notaries need to verify the authenticity of property titles before carrying out the deed of properties.

The state agency says fraudulent activity has been detected in this regard and that out of the state’s 11 municipalities, the most cases have been found in Puerto Morelos, Tulum, Playa del Carmen, Bacalar and Cancun.

José Alberto Alonso Ovando, the General Director of Agencia de Proyectos Estratégicos de Quintana Roo (Agepro) says action is already being taken on the matter.

He says the mission of Agepro is the effective administration and optimal use of the real estate assets of the State Public Administration as well as the constitution, administration and strategic disposition of the territorial reserves of the private domain of the state and public-private associations.

“During the exercise of our activities, we have identified the use of false titles supposedly issued by various government entities such as Cadastro, INVIQROO, INFOVIR, SEDETUS, IPAE, AGEPRO at the state level, and SEDATU at the federal level.

“In particular in the municipalities of Tulum, Solidaridad, Puerto Morelos, Bacalar and Benito Juárez,” said Alonso Ovando.

He explained that these fraudulent titles have been registered in previous government administrations in the Public Registry of Property and Commerce and subsequently, cadastral certificates and other legal documents were obtained that give them an appearance of authenticity which generates legal uncertainty in the ownership of the land, affecting the competitiveness of the State and the public and private assets.
